To qualify for one of our rental properties, applicants must meet the following criteria:
Gross monthly income must be at least 3x the monthly rent. For a $1,850/month property, you'll need to demonstrate at least $5,550/month in gross income.
Minimum credit score of 600 required for all applicants. We consider the full credit history when reviewing applications.
Clean background check required. We conduct comprehensive screening for all applicants.
Positive rental history required. No evictions in the past 5 years. We may contact previous landlords for verification.
Current employment verification required. Self-employed applicants may provide additional documentation.
Please have the following documents ready when submitting your application:
Government-issued photo ID
Driver's license, state ID, or passport
Proof of income
Last 2-3 pay stubs, or recent tax returns for self-employed
Bank statements
Last 2 months of statements
Rental history references
Contact information for previous landlords (last 2-3 years)
Employment verification
Employer contact information or offer letter if recently hired
A non-refundable application fee is required for each adult applicant (18+). This covers the cost of credit and background screening. Fee amount will be confirmed during the application process.
All adults who will be residing in the property must complete a separate application.
Typically, we process applications within 2-3 business days once all required documents are received. If additional verification is needed, it may take slightly longer. We'll keep you informed throughout the process.
If your application is denied, we will provide you with information about the reason(s) for denial as required by law. The application fee is non-refundable as it covers the cost of the screening services.
Yes, you can submit an application before viewing a property. However, we strongly recommend scheduling a showing first to ensure the property meets your needs. Contact us to arrange a convenient viewing time.
Pet policies are evaluated on a case-by-case basis. An additional pet deposit is required. Please inquire about specific breed restrictions and deposit amounts for the property you're interested in.
The security deposit is held to cover any damages beyond normal wear and tear during your tenancy. It is refundable at the end of your lease, subject to the condition of the property. We conduct a move-in and move-out inspection with documentation.
In some cases, we may accept a qualified co-signer who meets our income and credit requirements. Please contact us to discuss your specific situation before applying.
Rent payment options will be provided once your lease is signed. We offer convenient payment methods to make the process easy for our tenants. Rent is due on the 1st of each month.
Early lease termination policies are outlined in your lease agreement. Typically, proper notice and potential fees apply. Please contact us as early as possible if you anticipate needing to end your lease early so we can discuss options.
